What to expect

Transparency is part of how we work. Here are the answers to the questions we hear most often — so you can start the process with confidence.

How are fees structured?
Custom homes are priced as a percentage based on square footage. Remodels are a percentage of the overall project cost. Commercial projects are lump-sum based on scope. Contact us for a transparent quote.
How long does the process take?
Custom homes typically take 4–8 weeks depending on size and pace of decisions. Small remodels can turn in a few days. Larger remodels run 2–4 weeks. Commercial timelines vary by scope.
Does engineering come included?
Basic structural calculations — beam and header sizing — are included. If a full engineering stamp is required, we have a trusted network of licensed engineers in the Des Moines metro.
Do you work with specific builders?
We work with any builder you choose. We also have strong relationships with trusted contractors across Central Iowa and are happy to provide referrals based on your project and budget.
What if I need an architectural stamp?
We maintain a network of affiliate architects who can provide a licensed stamp when required by your jurisdiction. We handle the coordination — you don't need to track anyone down.
Where do you serve?
We're based in Central Iowa and primarily serve the greater Des Moines metro — Ames, Ankeny, Altoona, Bondurant, Indianola, West Des Moines, and surrounding areas.
